The Fulton County Board of Assessors meets Thursday, Sept. 10, to act on 2026 property tax appeal results and formally approve land-package values tied to the county's delayed tax digest.

The 12:30 p.m. meeting at 235 Peachtree St. NE, Suite 1400, in Atlanta carries 16 appeal-related agenda items. They cover residential and commercial value changes, arbitration results, hearing officer decisions, homestead reinstatements and withdrawn appeals. The board will also hear Chief Appraiser Roderick Conley present a 2025 digest review from the Georgia Department of Revenue.

For Sandy Springs property owners, the stakes are direct. The city's tax district held $32.2 billion in total market value in the 2025 assessment cycle, according to the board's 2025 annual report. Countywide, residents filed 23,498 residential appeals and 3,292 commercial appeals in 2025.

Thursday's meeting is expected to formalize digest work the board authorized at its Aug. 27 session. At that meeting, board member Michael Fitzgerald moved to let staff key in finalized land-package values over the following two weeks, with formal approval deferred to Sept. 10.

The digest delay dates to at least July. A backlog of 292 unprocessed land packages, representing about 1,000 parcels, forced Fulton County to seek a Temporary Collection Order from Superior Court so it could begin billing property owners. The court authorized the order Aug. 4, and temporary tax bills went out Aug. 15, calculated using 2025 millage rates.

Sandy Springs and other Fulton County cities cannot set their own 2026 millage rates until the assessors finish the digest and the Georgia Department of Revenue certifies it.

Fulton County Chief Financial Officer Sharon Whitmore told commissioners July 24 that "a backlog of 292 unprocessed land packages has resulted in an unfinished tax digest," as Appen Media reported. The delay stemmed in part from only one employee using Esri, the county's geographic information system.

The Sept. 10 agenda also includes one Development Authority of Fulton County item: a first amendment involving JLB 99 West Paces Ferry LLC and JLB West Paces Phase I LP. The board's 2025 report listed 15 active development authority projects in Sandy Springs. At the Aug. 27 meeting, development authority items passed 4-1, with board member Lee Morris the lone dissenter.

A separate South Fulton Development Authority amendment, involving Campbellton Retail Owner LLC, is also on the agenda.

Under Senate Bill 566, which took effect for tax year 2026, assessment notices now show each owner's estimated tax savings from exemptions rather than the prior rollback rate. Fulton County processes homestead exemptions for Sandy Springs property owners.

Temporary tax bills are due Oct. 15. Once final millage rates are set, the county will issue revised bills or refunds as needed.
